Pre-Arrival/Maintenance Inspector
The Inspector is responsible for conducting pre-arrival property inspections throughout North Lake Tahoe. The Inspector will ensure the vacation rental is properly maintained, prepared and ready for guest arrivals, will provide quality control checks including mechanical, electrical and technical checks and will ensure the properties meet the required standards and inspection items. The Inspector will also be responsible for monitoring and resolving minor maintenance, mechanical and technical issues. Duties may include changing out light bulbs, delivering propane, changing out HVAC filters, batteries in remotes, fire alarms, CO2 monitors and will preform other small maintenance tasks as assigned.

RESPONSIBILITIES/DUTIES/TASKS

1. Provide vacation rental pre-arrival, owner and annual inspections
2. Ability to resolve inspection issues and perform light maintenance and cleaning tasks
3. Ability to document and report any deficiencies, including technical, mechanical and electrical problems
4. Take photos of any damaged items or damage to property and report immediately
5. Report any missing rental keys, key cards to HOA amenities, garage door openers immediately
6. Remove any guests items left  behind in rental and place in SkyRun Storage Unit or locked supply closet in rental
7. Maintain a clean and professional appearance
8. Maintain neat hallway, storage and entrance closets
9. Ensure the rental has been efficiently cleaned, is non-clutered and hospitality supplies have been put out for guests
10. Respect the property and care for it as if it were your own. 
11. Complete all other duties as assigned

COMPETENCIES AND REQUIREMENTS

1. Must be 18 years of age, have a valid California drivers license and a reliable vehicle
2. Must be detailed-oriented and be able to work from a checklist
3. Ability to read and understand daily arrival report and effectively manage time to schedule inspections prior to guest arrivals
4. Must communicate effectively with guests, owners, vendors
5. Effective written and oral skills
6. Must have the ability to work independently, be a self-starter, have a positive attitude
7. Be mechanically inclined with ability to resolve minor maintenance issues
8. Must have the ability to understand and follow written and verbal instructions
9. Strong sense of customer service and safety awareness
10. Must be able to work weekends, holidays and after hours, if needed - flexible schedule

WORK SCHEDULE/HOURS/PAY

• Contracted Positon
• Hours and days of service will vary based on booking and pre-arrival time of guests
• Weekends, holidays, after hours - if needed
• Pay: Negotiable rate per inspection

EDUCATION AND EXPERIENCE

• Highschool Diploma or GED
• Previous experience in hospitality industry preferred
• Bi-lingual (Spanish) a plus

PHYSICAL REQUIREMENTS
To preform the essential functions of the job successfully the candidate must have the capability of:

• Walking or standing for long periods of time
• Carrying, lifting, pulling, pushing up to 50lbs
• See, hear and smell
• Specific vision required -  close, distance, peripheral vision, depth perceptions and ability to adjust focus

WORKING CONDITIONS

• Indoor/Outdoor: while performing the duties of this job, the individual may be exposed to outside weather condition - i.e. inclement weather, heat
• Hazardous Materials/Noise: the noise level in the work place us usually quiet to moderate. The individual may at times be exposed to loud noises from construction, road work/equipment, and materials that produces dust, odors, fumes
• Equipement/products used on job: chemical cleaning agents, household cleaning products and equipment
